Property Requirements
To maintain a safe, trustworthy, and high-quality experience for all Members, properties listed on Swappie must meet certain minimum standards. These requirements help protect Members, Guests, and the overall integrity of the Swappie platform.
Swappie is operated by Majerszki Nikolett E.V., Hungary (“Swappie,” “we,” “us,” or “our”).
All Members who list a property on Swappie agree to comply with the following requirements.
1. Ownership and Authorization
The property must be lawfully occupied and controlled by the Member listing it. This means:
- The Member must either own the property or
- Legally rent or occupy the property with permission to host Guests
If the property is rented, the Member must ensure that hosting Guests does not violate lease agreements, landlord restrictions, housing association rules, building regulations, or applicable laws. Members are solely responsible for obtaining any required permissions before hosting.
Swappie does not verify ownership or lease rights and is not responsible for unauthorized listings.
2. Insurance
Recommended but Not Required at This Stage
At this early stage of the Swappie platform, property insurance is strongly recommended but not mandatory. Members are encouraged to maintain homeowner’s insurance (if owned) or renter’s insurance (if rented).
Swappie does not currently provide property insurance coverage, damage protection, or loss protection. Members acknowledge that they host Guests at their own risk.
3. Safety Requirements
All listed properties must be safe and suitable for residential occupancy. Properties must not contain known safety hazards, including but not limited to: exposed electrical wiring, unsafe structural conditions, significant mold, gas leaks, fire hazards, or any condition that could reasonably pose a danger to Guests.
4. Secure Access
All entry and exit doors must function properly, close securely, and be capable of being locked. Guests must be able to safely secure the property during their stay.
5. Fire and Safety Equipment
Each property must include basic fire and safety protections, including:
- at least one working smoke detector,
- carbon monoxide detectors where applicable,
- and at least one accessible fire extinguisher.
Members are responsible for maintaining these devices in working condition.
6. Legal Compliance
Members must comply with all applicable laws, regulations, and third-party obligations relating to hosting Guests (lease agreements, HOAs, local housing regs, etc.). Members are solely responsible for understanding and complying with applicable laws. Swappie does not provide legal advice.
7. Weapons and Dangerous Items
If weapons are present in the property, they must be: unloaded, secured in a locked container, inaccessible to Guests, and stored in accordance with applicable laws. Ammunition must be stored separately and securely. Illegal weapons and prohibited items are strictly forbidden.
8. Prohibited Substances and Hazardous Materials
Properties must not contain illegal drugs, hazardous chemicals stored improperly, biohazards, or dangerous exposed substances.
9. Cleanliness and Accessibility
Properties must be maintained in a clean, sanitary, and livable condition. This includes no excessive trash, clear entrances, and functioning essential utilities (water, electricity, sanitation).
10. Accurate Listing Information and Photos
All photos, descriptions, and listing information must accurately represent the current condition of the property, be recent and truthful, and not use stock photos or misleading images.
11. Notification of Changes
Members must promptly update their listing if significant changes occur (moving residence, major renovations, safety changes, suitability). Outdated listings may be removed.
12. Geographic Availability
Swappie operates in selected geographic regions. Properties must be located in areas supported by Swappie and must meet platform eligibility criteria.
13. Platform Discretion and Enforcement
Swappie reserves the right, at its sole discretion, to approve, reject, suspend, or remove listings for safety, compliance, trust, or platform integrity reasons. Swappie is not obligated to provide justification where permitted by law.
14. Legal Disclaimer and Member Responsibility
Members are solely responsible for understanding and complying with all laws and contractual obligations. Home swapping may be subject to local requirements (registration, permits, etc.). Swappie does not guarantee that hosting is permitted in any specific location.
Swappie provides a technology platform only and does not provide legal, insurance, or regulatory advice. Members should seek independent legal advice if they have questions about their legal obligations.
